By using this website or submitting your information through any forms provided on this site, you agree to the following terms:

  • Rapanos Rentals is a property management company operating in Midland and Saginaw, MI.
  • Rental availability is subject to change without notice.
  • Information provided on listings is deemed accurate but not guaranteed. You are encouraged to verify all information before applying.
  • Submitting an application does not guarantee approval. All applications are subject to income verification, credit, background, and reference checks.
  • Use of this website does not establish a rental agreement or lease.
  • No property will be held without all required fees paid and the lease signed.
  • Rapanos Rentals reserves the right to modify these terms at any time.

Application Guidelines

Each applicant 18 years of age or older who plans to reside in the rental property must submit a separate application. Please follow these requirements for your application to be considered:

  • Applications must be completed in full and submitted legibly (typed or written in black or blue ink).
  • Email your completed application to [email protected], deliver it to our office during business hours, or use the after-hours drop box.
  • Include a copy of a valid photo ID (driver’s license, military ID, or state-issued ID).
  • Attach proof of income for the most current month (e.g., pay stubs).
  • Clearly indicate the rental property address(es) you are applying for on the application.

Income Requirement: Monthly take-home income must be at least three (3) times the monthly rent amount.

Applications missing required information or documentation will not be reviewed.

Background Check Process

Upon receipt of completed applications, Rapanos Rentals will conduct background checks including credit, rental history, and criminal background screenings. This process may take 3–7 business days, depending on application volume.

Leasing and Fees

Once approved, the property owner or leasing agent will contact you to schedule a lease-signing appointment.

At lease signing, the following are due (unless otherwise agreed upon):

  • Application fee (per applicant)
  • Security deposit
  • Turnaround fee
  • Pet fees (if applicable)
  • First month’s rent

Please note: No property will be held without all required items paid and the lease signed.

Privacy Policy

We respect your privacy. Here’s how we handle your personal information:

  • Information Collection: We collect your name, contact details, rental history, and supporting documents when submitted via forms or email.
  • Use of Information: Your data is used to process applications, respond to inquiries, and deliver requested resources.
  • Data Sharing: We do not sell your data. It is shared only with our internal team or trusted systems used to process your application.
  • Opt-Out: You may unsubscribe from non-essential communications at any time.
